End of lease cleaning checklist (what agents actually inspect)

A practical checklist that mirrors what property managers look for during final inspection — so you can pass first time.

End of lease inspections are usually strict — not because agents want to be difficult, but because they’re comparing the property against a checklist and the incoming tenant’s expectations. The fastest way to fail is missing small details in high-visibility areas.

Before you start (saves time)

  • Remove personal items from cupboards, drawers and wardrobes.
  • Defrost and empty the fridge/freezer (wipe seals + trays).
  • Make sure power + water are still connected.
  • Have a bin bag ready — you’ll be surprised how much “small stuff” builds up.

High-fail zones (agents notice immediately)

  • Kitchen: oven door/glass, rangehood filter, splashback edges, cupboard handles and kickboards.
  • Bathroom: grout lines, shower screen tracks, drains, exhaust fan, mirrors and tap bases.
  • Floors: corners, edges, under appliances, sticky spots.
  • Windows: internal glass + tracks (this is a common fail).
  • Walls: scuffs near light switches, hallways, behind doors.

Room-by-room checklist

Kitchen

  • Degrease splashback and wipe all cupboard fronts/handles.
  • Clean oven (including door glass + racks) and stovetop.
  • Rangehood: wipe exterior + clean/replace filters if required.
  • Clean sink + taps (remove water marks), wipe inside cupboards.
  • Mop floor, get corners and kickboards.

Bathroom / Laundry

  • Scrub shower screen, grout and floor edges.
  • Clean toilet (base + behind), vanity drawers, mirror.
  • Wipe exhaust fan cover and vents if dusty.
  • Clean drains and remove hair/debris.

Bedrooms / Living areas

  • Dust skirting boards, door frames and reachable ledges.
  • Wipe marks around switches, handles and wardrobes.
  • Vacuum edges + corners thoroughly.
  • Spot-clean walls where needed (test first).

Windows

  • Clean internal glass.
  • Vacuum and wipe tracks.
  • Wipe frames and sills.

When to bring pros in
